A request for variances from the following: 1) Chapter 17, Section 27 of the Land Development Code (LDC) to allow a 2.5 foot rear building setback, 2) Chapter 17, Section 27 of the LDC to allow a minimum lot width of 97 feet, and Chapter 15, Section 3(b)(18) of the LDC to allow a proposed lot to have an off-site advertising sign.

LAND DEVELOPMENT CODE TEXT AMENDMENT/Chapters 2 & 8
An administrative amendment to repeal and replace Land Development Code (LDC), Chapter 8, Article III, which relates to the City’s existing floodplain management regulations and modifies Chapter 2 – Definitions to include terms defined in the Florida Building Code. The amendment coordinates the City’s existing floodplain management regulations with the 2010 Florida Building Code, provides a five-year time period for calculating cumulative substantial improvements and adopts the most current Flood Insurance Rate Maps (FIRM) which go into effect on February 19, 2014 as well as future map revisions.

The Planning Commission shall limit the initial amount of time allotted for each applicant’s presentation to fifteen minutes. The Commission Chairman shall apportion the time available for citizen participation on all agenda items.
The Commission will not hear new items after 8:00 p.m. unless authorized by a majority vote of the Commission members present. Items, which have not been heard by 8:00 p.m., may be continued to a date and time certain, or to the next regularly scheduled meeting of the Planning Commission, as determined by affirmative votes of the majority of the Board Members present.
Any person who decides to appeal any decision made by the Planning Commission will need a record of the proceedings, and for such purpose he or she may need to ensure at his or her own expense for the taking and preparation of a verbatim record of all testimony and evidence of the proceedings upon which the appeal is to be based.
