VARIANCE/Water’s Edge Homeowners Association

                        Intersection of Water’s Edge Boulevard, Niloufar Lane & Tara Marie Lane

           

A request for variances from Chapter 15, Section 7(c)(1)(g) and Section 7(c)(3) of the Land Development Code, to allow a LED changeable copy display screen on a monument sign within a residential subdivision. If the requested variances are approved, the Water’s Edge Homeowners Association intends to install a monument sign with a LED changeable copy display screen to notify residents of Waters Edge subdivision about events and meetings.

VARIANCE/Circle K Store

                        4040 Nova Road

 

A request for variances from the following: 1) Chapter 17, Section 27 of the Land Development Code (LDC) to allow a 5 foot side building setback; 2) Chapter 13, Section 3(b) of the LDC, to allow a 0 foot landscape buffer along the east side of the property; 3) Chapter 13, Section 5(a) of the LDC, to allow a reduced amount of foundation plantings along the west side of the proposed building; and 4) Chapter 15, Section 7(c), to allow two monument signs for a proposed gas station/convenience store with electronic LED gas prices in lieu of the manual changeable copy relating to LED signs. If the requested variances are approved, Bill Pfeffer, applicant/agent for the property owner, Circle K Stores Inc. is proposing to demolish the gas station and construct a new gas station, along with associated site improvements.

VARIANCE/WAWA Gas Station

                        1031 Dunlawton Avenue & 3800 Nova Road

 

A request for variances from the Land Development Code (LDC) for the following: 1) Chapter 15, Section 3(b)(18), to allow an off-site advertising sign at 3800 Nova Road; 2) Chapter 15, Section 4(a), to allow an off-site monument sign with 84 square feet of sign area at 3800 Nova Road in lieu of a monument sign with 48 square feet of sign area; and 3) Chapter 15, Section 7(c), to allow for two monument signs for a proposed convenience store/gas station to have electronic LED gas prices in lieu of the manual changeable copy. If the requested variances are approved, Ryan Stahl, Dunlawton Investors, LLC, applicant/agent for the property owners, is proposing to install a monument sign with electronic LED gas prices in lieu of a manual changeable copy sign for a proposed convenience store/gas station at 1031 Dunlawton Avenue and install an off-site sign with electronic LED gas prices at 3800 Nova Road for the proposed convenience store/gas station at 1031 Dunlawton Avenue.

13-2 COMPREHENSIVE PLAN AMENDMENT/Cypress Head PCD

                        Southeast corner of Williamson Boulevard and Oakwater Lane

 

A request to amend the Comprehensive Plan Future Land Use (FLU) Map to change the FLU for ±13 acres from Commercial to Urban High Density Residential (8-16 units/acre).

2ND AMENDMENT AND RESTATEMENT OF THE MASTER DEVELOPMENT AGREEMENT AND CONCEPTUAL DEVELOPMENT PLAN/Stanaki Planned Unit Development (A.K.A. Woodhaven)

South of Spruce Creek and north of CR 4118 (Pioneer Trail)

 

A request to amend and restate the Stanaki (Woodhaven) Master Development Agreement (MDA) and Conceptual Development Plan (CDP) to provide the regulatory framework for the development of the property with a maximum of 1,338 residential units and maximum of 650,000 of non-residential (commercial, office, institutional).

RESTATED 1ST AMENDMENT/Nova Depot PCD

                        3740 Nova Road

           

A request to restate the 1st Amendment to the Nova Depot Planned Commercial Development (PCD) Master Development Agreement and Conceptual Development Plan. If approved, the Restated 1st Amendment will set the regulatory framework for the development of a three lot commercial subdivision.

The Planning Commission shall limit the initial amount of time allotted for each applicant’s presentation to fifteen minutes. The Commission Chairman shall apportion the time available for citizen participation on all agenda items.

 

The Commission will not hear new items after 8:00 p.m. unless authorized by a majority vote of the Commission members present.  Items, which have not been heard by 8:00 p.m., may be continued to a date and time certain, or to the next regularly scheduled meeting of the Planning Commission, as determined by affirmative votes of the majority of the Board Members present.

 

Any person who decides to appeal any decision made by the Planning Commission will need a record of the proceedings, and for such purpose he or she may need to ensure at his or her own expense for the taking and preparation of a verbatim record of all testimony and evidence of the proceedings upon which the appeal is to be based.
