A request for approval of a Special Exception for an off-site parking lot for a restaurant within the “RD” (Ridgewood Development) zoning district. If the Special Exception request is approved, Steve and Cheryl Woide, owners/applicants, are proposing to establish an off-site parking lot for Hidden Treasure Restaurant located on Ridgewood Avenue.

11-1 COMPREHENSIVE PLAN AMENDMENT (LARGE SCALE)/ City of Port Orange, applicant


A request for approval for a City-initiated Future Land Use (FLU) Map amendment for ±12.14 acres of land (13 parcels) to Warehouse/Industrial and Office/Residential Transition. The proposed amendments are intended to apply a FLU designation that is more consistent with how these properties have historically been used, or are currently being used.

East of I-95, west of the Spruce Creek Preserve, and south of Spruce Creek         (part of Woodhaven PUD, formerly Stanaki)


A request for approval to rezone ±216 acres of a ±225-acre property, located east of I-95 and south of Spruce Creek, from “PUD” (Planned Unit Development) to “GPU” (Government/Public Use).

The Planning Commission shall limit the initial amount of time allotted for each applicant’s presentation to fifteen minutes.  The Commission Chairman shall apportion the time available for citizen participation on all agenda items.


The Commission will not hear new items after 8:00 p.m. unless authorized by a majority vote of the Commission members present.  Items, which have not been heard by 8:00 p.m., may be continued to a date and time certain, or to the next regularly scheduled meeting of the Planning Commission, as determined by affirmative votes of the majority of the Board Members present.


Any person who decides to appeal any decision made by the Planning Commission will need a record of the proceedings, and for such purpose he or she may need to ensure at his or her own expense for the taking and preparation of a verbatim record of all testimony and evidence of the proceedings upon which the appeal is to be based.
