A request for approval of a variance from Chapter 6, Section 3(a), and Section 7(f) of the Land Development Code to allow the occupancy of a new structure prior to the completion of site improvements. If the variance request is approved, the Fraternal Order of Eagles #4089, property owner, is proposing to construct a new meeting facility with associated site improvements.

A request for approval of a variance from Chapter 17, Section 27 of the Land Development Code (LDC) to allow a 5-foot side-yard building setback in lieu of the required 15 feet.  If the variance request is approved, Family Worship Center of Port Orange, property owner, is proposing to increase the size of the existing house of worship building.

A request for approval of a Special Exception request under Chapter 17, Section 25(c)(10) and Chapter 18, Section 3(b)(20) of the City’s Land Development Code. If the special exception request is approved, Chris Hawkins, applicant, is proposing to operate a tattoo parlor in the “RD” (Ridgewood Development) zoning district.

                        REZONING/Robert A. Merrell III, Cobb Cole, Agent/Applicant for the

Property Owner, Shaddix Communities Ltd.

                        4000 S. Clyde Morris Boulevard


A request to rezone approximately 83+/- acres located at 4000 S. Clyde Morris Boulevard, from Volusia County “MH-1” to City of Port Orange “PUD” (Planned Unit Development) and to approve the Master Development Agreement and Conceptual Development Plan for the Colony in the Wood PUD.  If approved, the PUD will provide the regulatory framework for the maintenance of the existing mobile home park and the future redevelopment of the property.
